PAT Testing service for Commercial Property

Why do landlords of commercial property require PAT Testing?

Commercial property landlords are legally obligated to ensure the safety of any electrical equipment provided both at the onset of a tenancy and throughout its duration.

Landlords of commercial properties should furnish tenants with records of any electrical inspections conducted. They are also responsible for communal areas such as receptions, storage areas, or spaces shared with other tenants. Portable Appliance Testing (PAT) serves as a straightforward method for landlords to demonstrate compliance with safety obligations regarding their electrical appliances.

Regular maintenance and inspection of provided electrical appliances are therefore necessary. Electrical safety constitutes a primary responsibility for landlords to safeguard their tenants and avoid penalties. For landlords, PAT Testing offers a cost-effective means to attain peace of mind.

What do landlords need PAT Testing?

Electrical appliances supplied to tenants need a combined visual test and inspection. Landlords should carry this out every 12 months but this can vary depending on usage.

Landlords require a record to be kept as part of the tenancy agreement. The record should state who carried out the checks and the date of inspection. For commercial property this includes; fridges, freezers, televisions, lamps and office equipment.

Reach out to one of our friendly staff members via phone or email for an instant quote. Once you're satisfied with the quote, we'll arrange a time and date that suits your schedule.

On the day of testing, our engineers will arrive at your property promptly and ready to conduct the tests. To assist them, we kindly ask you to ensure that all items are easily accessible and their locations are identified before our visit.

Our engineers typically test between 150-200 items per day, allowing a few hours for a house or rented accommodation. Each item undergoes thorough testing and is labeled with a test sticker indicating its pass or fail status. Before leaving the property, our engineers ensure that everything is returned to its original location and all appliances are left in a safe condition.

Upon completion, you will receive an emailed certificate and a detailed report for each item. The certificate serves as evidence that safety measures have been taken by the responsible party, while the detailed report highlights the pass or fail status of each item.
